Who do I contact if I have an issue with my home construction/warranty?

If you have an issue with your home construction, it is best to put in a ticket with DR Horton at drhorton.com.

Who manages the HOA and what do they do?

Langdon’s Homeowners Association (HOA) is managed by CCMC, which oversees the daily operations and financials of the association. You can learn more about CCMC here!
 
The HOA team consists of two members, and their areas of supervision are:

• Review of your exterior improvement requests
• Community Standards / Violations; reporting or updating on statuses of a letter you may have received
• Rules and regulations of the Association
• Maintenance issues in the amenity areas
• Association operations, including the roles and responsibilities of contractors providing services to the community (i.e., lifeguards, landscapers, etc.)

I want to make changes to my home, do I need approval from the HOA?

Yes - Additions, modifications, and changes to the exterior of your home and property require review and approval by the Architectural Reviewer before the work is done or the addition is installed. Common projects include; shed installation, changes in landscaping, fence replacement or extension, swimming pool installation, and patio or deck installation.

Why do I have to pay assessments (HOA dues)?

To accomplish the many tasks for which it is responsible, the association must have operating funds for daily maintenance, repairs, and administration, as well as adequate replacement reserve funds for major repairs or replacements for common property. In order to obtain these funds, all members within your community are required to pay assessments to the association. The Board of Directors will establish assessment rates each year and adopt the annual budget for your community. The association will notify you of the amount and due date of your specific assessment. If you do not have any information regarding the assessments, please get in touch with Charles Johnson, Langdon Community Manager, at cjohnson@ccmcnet.com.
 
While we work hard to contain expenses, periodic increases in your assessment may occur to cover the rising costs of operations and maintenance of your community.
 
Keeping in mind that assessments are the primary source of income for community associations, we encourage all members to pay them in a timely manner. Members who do not pay their assessments on time may be subject to various monetary penalties and usage restrictions. While this may seem extreme, please remember that your association can operate only if all members pay their assessments when due. That will allow your association to administer and maintain your community properly.
 
Your Langdon Assessments are $1020 annually ($255 billed quarterly.)

How do I get access to the amenities?

Homeowners: Upon closing your new home and moving into the community, you may schedule an appointment with your Lifestyle Director, Debbie Molina, for onboarding at dmolina@ccmcnet.com. You must bring your closing disclosure and a photo ID.
 
Renters: If your landlord has not left you the key fob, you will need to bring your 12-month lease agreement or email it to dmolina@ccmcnet.com along with a photo ID.

How do I get into the gym/pool?

Where should I store my trash bins & recycling bins?

You can store your trash/recycling bins inside your garage or on the side of your home behind the fence.
Pro tip: make sure it is not visible from any street, alley, or adjacent residence

Any bins visible from the street are subject to a violation.

How do I get my mailbox key?

To obtain your mailbox keys, you will need to bring your closing paperwork/proof of address to the post office located at the address below:

How should I keep my lot?

Owners have the duty to keep their Lot and all Improvements thereon in good condition and repair and in a well-maintained, safe, clean and attractive condition at all times. (Development Area Declaration, Section 2.10) This includes, but not limited to:
  • Lawn mowing & edging
  • Tree & shrub pruning
  • Watering
  • Keeping lawn & garden areas alive
  • Free of weeds
Any lots kept otherwise are subject to a violation.

Where can I set up my satellite dish or antennae?

Without any prior approval, you can attach it to the back or the side of the home (on the back half of the home) with no part of the permitted dish or antennae any higher than the lowest point of the roof-line and screened from view of adjacent Lots and the street (Development Area Declaration, Section 2.11)

What are the rules with owning a portable basketball goal?

They may be used in un-fenced yards and on private driveways in the Development Area during periods of active play, if the portable goals are removed from sight when not in use:
  • They must be maintained in good condition & repair
  • They may not be placed in any right-of-way
Basketball goals may not be permanently installed on a lot (Development Area Declaration, Section 2.24)

Disturbances / Security - What are the guidelines?

  • Social gatherings for you and your guests are welcomed and encouraged.
  • Please be aware of your neighbors and contain any noise or behaviors that may become objectionable to them.
  • If you experience a disturbance, please contact the local police.
  • After-hours personnel cannot assist you with disturbances.
  • You are responsible for your own security. The HOA nor the developers are responsible for providing security to the community.
  • You are encouraged to get to know your neighbors and help watch out for each other.
  • Please report any suspicious persons or activities to the Sheriff's Department first, then notify CCMC.

What are the amenity hours?

HOA Office: 8 A.M. - 5 P.M. | Monday - Friday
Community Room: 8 A.M. - 5 P.M. | Monday - Friday
Fitness Center: Open 24 Hours
Playground: 7 A.M. - 10 P.M. | Every Day
Basketball Court: 7 A.M. - 10 P.M. | Every Day
Swimming Pool: Closed until March 2025
Splash Pad: Closed until March 2025

When does the pool close for the season?

The pool will close at the end of October.

Can I rent out the amenities?

Langdon residents can rent out the community room along with the kitchen space only. For more information, please click "community room rentals."
 
The grills and outdoor patio area are first come, first serve.
 
The pool and playground area cannot be rented out.
 
Please note community room rentals will not be granted on the following holidays:

Prohibited items in the common areas.

  • Smoking/Vaping
  • Inflatables 
  • Pets (except for the dog park)
  • Glass items include, but are not limited to, drink containers, shot glasses, dishware, etc.

Can I rent out my home?

Yes, with conditions. Rentals cannot be less than 6 months. Airbnb's or VRBO are not allowed.

How do I receive the Community Newsletter?

The Langdon Lowdown community newsletter is our publication for residents only. If you are a resident and do not receive the newsletter, please contact your Lifestyle Director, Debbie Molina at dmolina@ccmcnet.com.
 
Please make sure to include your Langdon address for verification purposes.

Does Langdon have social media?

When is the HOA office open?

The HOA office is open Monday through Friday from 8 A.M. until 5 P.M. If you need to speak with someone on the management team but cannot make it during business hours, please get in touch with us to schedule an appointment.
 
CCMC offices observe the following holidays and will be closed on the following holidays, which may also affect the scheduling of Lifestyle Events.
